Local & HOA Regulations
One of the biggest surprises to homeowners is that they don’t always have the right to build a patio on their entire property. Most localities have easement regulations in place which limit how close to your property line you can build. It varies between five and ten feet, usually on all sides of your property. That means you can’t add a patio that encroaches on the easement.
If you live in a neighborhood with a homeowners association, you need to consult the rules and regulations before any project. Some limit what can be built and others limit size or location. For example, one neighborhood does not allow detached pergolas, but allows them if they are attached to the main structure on the property. Others specify that the entire patio must be hidden behind the home.
Size and Dimension
If you’re hoping to put a grill, table and chairs on your new patio, you need more space than you think. Look not only at the dimensions of the grouping, but also how big a space you’ll need with the chairs pulled back and people sitting in the chairs and walking around the table. You don’t want anyone too close to a hot grill.
Safety Concerns
Most yards have at least some degree of slope for drainage, others have actual hills. As patio installers, we will have to ensure safety of you and your family. Depending on your property, you may need a safety railing or wall to ensure no one goes over the edge of your patio. Even a foot drop off can lead to injury if you’re not paying attention.
However, the biggest safety concern is with firepits. If you’re planning on adding a firepit to your patio, you should plan on it being at least ten feet from any structure. That means your home, your neighbor’s home or even a carport. Also, make sure to let your patio installers know if you are planning on adding a firepit as that may impact what materials they recommend.
