We’re not going to lie and say that you will get a positive return on your investment when you install new siding, however, there are financial benefits. After all, curb appeal helps sell a home and if your home doesn’t give a great first impression, the thoughts going in will be negative. No doubt, it’s a big investment, but here is some information you should know before you list your home about the exterior.
Curb Appeal Matters
The National Association of Realtors (NAR) surveyed their members and 99% of Realtors listed curb appeal as important or very important in attracting buyers. In some cases, a simple pressure wash of your existing siding will do the trick. If your siding has dents, holes or cracks, you’ll need more. Home buyers said that windows, doors and siding were most important in the same survey. That means you should consider new siding before your list your home.
Environmental Factors
Homeowners also want energy efficient homes. Windows and siding are the two biggest culprits of energy loss in a home. If you have an older home and the siding doesn’t have an insulative wrap beneath it (as was common before code changes in the early 2000’s), being able to say your home has insulated siding will appeal to more buyers because they know their heating and cooling bills will be less.
Which Siding Material is Best?
Common new siding materials today are wood, vinyl and fiber cement. Most homeowners want low maintenance and durability which puts fiber cement siding at the top of the desirability list. However, if you’re replacing your siding only to sell your home, you may want to consider vinyl siding as it’s less expensive. If you’re replacing your siding and living in your home but know you’ll sell in the next five years, consider fiber cement siding. It’s stronger, requires virtually no maintenance and you may even see a reduction in your homeowners’ insurance as it stands up to hail and is more fire resistant than other materials.
